Everything you need to know about leasing your chicken house roof for solar

The Basics

No catch. We take all the risk. If panels underperform, that's our problem—you've already been paid. We make money selling electricity to the grid and PA solar credits (SRECs). You make money by leasing us roof space you weren't using anyway.

Most farmers prefer immediate capital they can use now—pay off debt, invest in the operation, or create a safety net. We have financing partners who prefer long-term assets, so we can offer this upfront structure. It's a win-win.

The $100,000 figure is typical for a standard 4-house broiler operation. Actual payment depends on total roof square footage, roof condition, shading, and grid connection capacity. Some operations receive more; smaller ones may receive less. We'll give you an exact quote after the free assessment.

Yes, the lease payment is considered income. However, consult your accountant—there may be ways to structure this advantageously, especially if you have farm expenses to offset. We're not tax advisors, but we can connect you with agricultural accountants familiar with these arrangements.

Your Property

We take full responsibility. Your roof is professionally inspected before installation. If our system ever causes a leak or damage, we fix it at our expense—guaranteed for the entire lease plus 2 years after removal.

No. The panels sit on top of your existing roof. There's no penetration into the building interior. Your ventilation, lighting, and daily operations continue exactly as before. Many farmers report the panels actually provide slight additional insulation.

We work with your existing roof warranty and our installation methods are designed to preserve it. If there's any conflict, our roof guarantee covers you for the entire lease term plus 2 years—often better coverage than the original warranty.

Yes. The lease transfers to the new owner automatically. Many buyers see this as a selling point—it's income-producing infrastructure with zero work required.

We coordinate and pay for temporary panel removal and reinstallation. You pay for the roof work itself. We schedule around your flock cycles to minimize disruption.

The Lease Terms

Three options: (1) We remove the system at our cost and restore your roof, (2) We extend the lease with a new payment, or (3) You purchase the system at fair market value and keep the power.

The lease includes a buyout provision. After year 5, you can purchase the system at a predetermined declining price. Before year 5, early termination requires repayment of a prorated portion of the upfront payment.

We do. That's how we make our money—selling electricity to the grid and earning PA Solar Renewable Energy Credits (SRECs). Your payment is for the roof space lease, not the power generation.

Pennsylvania law exempts solar equipment from property tax assessment when owned by a third party (us). Your property taxes should not increase due to the solar installation.

Risk & Protection

Multiple protections: (1) $2M+ insurance policy names you as protected, (2) Removal bond guarantees system cleanup, (3) Our financing partners can step in and continue operations, (4) If truly abandoned, you can keep the system.

$2 million general liability, $1 million per occurrence. Your property is named as additionally insured. We also carry workers' comp for installation crews and equipment insurance for the panels themselves.

Our equipment insurance covers panel damage. We repair or replace at our cost. If your roof is damaged, our liability coverage pays for repairs. You're not responsible for any storm damage to the solar equipment.

Usually not, but you should notify your insurer about the installation. Most farm policies don't require changes since you don't own the equipment. We provide documentation to share with your insurance agent.

The Process

Typical installation is 2-4 weeks of active work, scheduled around your flock cycles. From signed contract to operational system is usually 60-90 days, including permits and utility interconnection.

Full payment within 30 days of system commissioning (when the utility approves the grid connection). Some farmers request partial payment at contract signing—we can discuss options.

We handle everything: building permits, electrical permits, utility interconnection applications, SREC registration. You sign a few authorization forms; we do the rest.

None from you. We monitor system performance remotely and handle all maintenance. If something needs attention, we schedule it around your operation. You literally do nothing for 30 years.
